KB Home is seeking a candidate for the position of Land Development Project Manager in Roseville, CA. The successful candidate will possess and exhibit the following:
Strong communication skills. More than half of the project managers' duties involve communicating needs and expectations to achieve project goals satisfactorily.
Strong Leadership skills. As the point person for Land Development Projects it is essential that the candidate be capable to guide, direct and manage the needs and expectations of Land Development Projects Stakeholders.
Heavy Civil background. The candidate must have a minimum of seven years' experience running heavy civil construction projects in all phases including underground utilities of sewer storm and water, grading, paving, concrete, and dry utilities.
Estimating. Candidate must have two years estimating experience and capability to perform takeoffs and pricing of the Heavy Civil work noted above. Candidate will be required to demonstrate this capacity.
Team management. The candidate will demonstrate their ability to maintain leadership skills in a demanding environment that regularly changes direction while dealing with a full spectrum of dispositions.
Preemptive outlook. Much of a Project managers value is in their preemptive outlook, removing hurdles before they are encountered.
Travel. The successful candidate will operate in the Central California Division, our Division covers approximately the Sacramento Valley and San Joaquin Valley. A valid California driver's license and a dependable vehicle are required.
Successful candidate will be required to complete and maintain OSHA 10-hour training.
Office skill proficiencies required: Excel, Word
Support the Due Diligence process with timely and accurate budget preparation, risk assessment, and interpretation of project requirements. Presenting this information in a format for efficient team utilization.
Prepare bid documents including generating RFP's and packaging all pertinent documents to be sent to the bidding subcontractors. Issue supplemental RFP information as needed to acquire accurate bids.
Analyze bid packages received and determine the successful bidder. Issue NOA, review contracts, generate specific contract inclusions, issue contracts and NTP.
Manage all facets of construction, budgets, schedules, integration of multiple subcontractors and agencies to bring the project to an efficient conclusion. Obtain final acceptance and bond exonerations at final and warranty expiration.
Review and authorize as appropriate project change of conditions for design, engineering, construction, and progress payment applications.
Regularly monitor, record and report key project data sets and anomalies and continually update the team on project budgets and milestones.
Support maintenance of projects civil engineering features during vertical construction and close out of community. Maintain projects in accordance with all SWPP requirements.
