Job Description:

JOB TITLE: Construction Project Manager

DEPARTMENT: IFS Facilities

FSLA STATUS: Exempt

APPROVAL DATE: June 2012

POSITION SUMMARY: Under minimal supervision, the Construction Project Manager prepares time, cost, materials and labor estimates for various construction projects. Employees in this job class are responsible for preparing estimates used by management for planning, organizing, and scheduling work; preparing estimates for selecting vendors or subcontractors and reviewing material and labor requirements to determine the most cost effective way of performing the work. This job class requires advanced knowledge in the area of general construction including carpentry, plumbing, electrical and painting.

TYPICAL DUTIES:

    • Using specialized software, develop proposals estimates and request for change orders by analyzing drawings, scope of work descriptions, blueprints, and other documentation.
    • Work with vendors and prospective contractors to develop basis for labor and material costs.
    • Make onsite job inspections to determine progress of work or any unusual conditions, compliance issues and complications.
    • Manage construction projects, and oversee progress and performance of staff and contractors while adhering to timelines and contract specifications.
    • Draft construction drawings and utility plans.
    • Attend meetings, conferences and training classes as necessary.
    • Research and recommend new products and gather data on projects to be entered in database.
    • Respond to customer inquiries.
    • Prepare various management reports as necessary.
  1. Performs other duties and special projects as assigned.

MINIMUM QUALIFICATIONS:

  • High School Diploma or GED; Trade school coursework in carpentry preferred;

  • Five years of general construction experience such as electrical, plumbing, carpentry and painting;

  • Knowledge of construction methods;

  • Knowledge of government contracting requirements preferred;

  • Proficiency in Microsoft Office products;

  • Ability to estimate cost of labor and materials for projects;

  • Ability to create comprehensive drawings and write corresponding specifications;

  • Ability to manage construction projects;

  • Ability to establish and maintain cooperative relationships;

  • Ability to communicate and effectively orally and in writing;

  • Ability to work various shifts/work schedules.

CERTIFICATES REQUIRED: Valid driver’s license. For certain job sites; Air Force Flight line driver’s license and ability to obtain Non-Sensitive Homeland Security Position Clearance upon hire.

PHYSICAL REQURIEMENTS:

  • View computer screen for extended periods (70-80%)

  • Sit or stand for long periods of time (70–80%)

  • Occasionally bending or stooping to lift up to 25 pounds (20-25%)

  • Ability to climb ladders and other support equipment (20-25%)

  • Ability to walk over uneven surfaces in all kinds of weather (15-20%)

WORK ENVIRONMENT:

Work is performed in a normal office environment. Site visits will also be required outside with possible exposure to extreme elements in various seasons. Employees may be required to work in excess of 8 hours in a day and/or 40 hours per week.
